February Update

Hey, it’s Xavier, and man, has life been tough.

I don’t know about you, but this season of life is extremely challenging.

In the back of my head, I hear Jocko Willink saying, “Good.”

But my lesser self is saying give up…just take a break…stop doing so much!

If you are new here, you’ll know that the lesser self is a terrorist whose only goal is comfort…aka the destruction of anything great in life.

Despite these challenges, I will keep on pushing forward. It’s the only option as far as I am concerned.

I got this question from a few people who emailed in, and they asked..what’s working now?

I told them…finding sellers…finding a problem…making an offer to solve the problem, and getting paid for the exchange in value.

It’s the basics of commerce.

Now, I was being a bit of a smart-ass. They were specifically asking about the finding sellers part of the equation.

I got a bit more serious and said well, it depends…

Do you want the easy way or the hard way?

The Hard Way is doing what the online gurus recommend…

  • Buying A List

  • Skip Tracing

  • Cold Calling

  • Cold Texting (illegal now)

  • Driving For Dollars

  • Cold Outreach To Agents

  • Bandits Signs

  • Make MLS Offers

You get the point of all the “hustle” and borderline illegal strategies that have left you either broke, burnt out, or defeated.

The Easy Way is marketing to sellers looking for a “problem solver.”

  • Pay Per Click Ads

  • Pay Per Lead

Notice the difference!

It’s simplicity…and simplicity scales because it has fewer points of failure.

The hard way, you could….

  • Get a bad list

  • Get bad skip tracing or overpay for skip tracing

  • Hire Bad Cold Callers

  • Suck At Cold Calling

  • Get Sued for Texting

  • Spend Hours Driving and Find Nothing

  • Piss Off Agents or Get Cussed Out

  • Waste Time Putting Up Signs Someone Else Removes

  • Low Ball Offer MLS Deals & Waste Time Ruining Your Reputation

Running a business is about removing risk while not limiting your upside…How?

I'm just kidding, but seriously, he taught me this model.

  • Get Money For Marketing From Top Agents ($3k-$8k per month)

  • Use That Money To Buy Leads

  • Close On The Investment Deals

  • Send The Rest To The Agent

You remove the objection of “I don’t have money for marketing” and reduce the risk of “wasting money on marketing.”

It sounds simple, right?

It is if you have the right tools, but if you don’t, it’s borderline theft!
